Welcome to Cozy Casas, and Why Mid-Term Rentals Are San Diego's Overlooked Opportunity

Who we are, what a mid-term rental is, who needs one in San Diego County, and why smaller furnished homes stayed in for a month or more work so well.

Welcome to the first post on the Cozy Casas blog. Every month, on the first, we'll share what we're learning about furnished housing in San Diego County: for the guests who stay with us, the property providers who trust us with their homes, and the neighbors who share the streets with both.

It makes sense to start with who we are and the idea our whole business is built on: the mid-term rental.

Who We Are

Cozy Casas Rentals is a local, owner-operated team that cares for furnished homes across San Diego County and the people who stay in them. We're not a national platform or a call center. When a guest needs something or an owner has a question, they reach someone here, who knows the home.

We focus on one thing and try to do it very well: smaller furnished homes, rented for a month or more.

What Is a Mid-Term Rental?

Think of rentals on a line:

  • Short-term: a few nights to a few weeks. Vacation stays, booked nightly.
  • Long-term: a year or more. Unfurnished, a standard lease.
  • Mid-term: 30 nights to several months. Fully furnished, ready to live in, with one monthly price.

Mid-term sits in between, and it fills a need that neither of the others does well.

Who Needs a Home for a Month or More

San Diego County has a steady flow of people who need a real home, not a hotel room, for a defined stretch of time:

  • Travel nurses and medical staff on 13-week hospital contracts
  • Families displaced by fire or water damage while their own home is repaired, often placed through their insurance company
  • Military and government personnel arriving on PCS moves or temporary duty
  • New hires and relocating families who want to learn the area before they buy or sign a lease
  • Project and construction crews working on jobs that last months
  • Snowbirds and seasonal visitors spending the winter near family

Most of these guests are one or two people. They want a quiet place with a full kitchen, laundry, fast Wi-Fi and parking. They aren't throwing parties and they aren't checking out every few days. They're living there.

What the Numbers Say

We're not the only ones seeing this. In early 2026, Furnished Finder, a listing site for furnished monthly housing, and AirDNA, a rental data company, released a national report on monthly rentals, which they define as stays of 28 nights or more. A few findings:

  • More than double since 2019. Nights booked for stays of 28 days or more grew from about 20 million in 2019 to 46 million by the end of 2025, more than twice the growth rate of short-term stays.
  • Nearly one in five. Monthly stays now make up nearly one in five rental bookings in the U.S., and demand is growing more than twice as fast as short-term stays.
  • Long stays. The average stay on Furnished Finder is 102 days, more than three months.
  • Smaller homes win. Rooms, studios and one-bedrooms draw the strongest demand, and the vast majority of listing views are for homes with fewer than three bedrooms.
  • Built on work, not tourism. Growth follows jobs, hospitals, universities and temporary work rather than vacation demand.
  • Short notice. More than 40% of renters lock in their housing within two weeks of moving in, so homes that are ready and owners who answer quickly win.

Why Smaller Homes Fit So Well

That's why we focus on studios, one-bedrooms, ADUs (backyard guest houses) and some two-bedroom homes. They match who's actually looking: one or two people who want their own front door at a monthly price that makes sense.

Larger homes still have a place. We manage them for short-term or long-term stays, where they fit best. But for mid-term, small is the sweet spot.

The Opportunity for Property Owners

If you own a studio, a condo, a small home or a backyard ADU, a mid-term rental can be a strong middle path:

  • Fewer turnovers. A guest who stays for a few months means far fewer check-ins, cleanings and empty nights than nightly vacation rentals.
  • Less wear. People living their normal lives are easier on a home than a rotating stream of vacationers.
  • Different rules. In many cities, stays of 30 nights or more are treated differently from short vacation rentals. Rules vary by city, so check yours, or ask us. We keep a guide to each city in the county.
  • Flexibility. Mid-term can bridge the gap while you decide what's next for a property, with no year-long lease to work around.
  • A furnished home, done once. Furnish thoughtfully and the same setup serves guest after guest.

It isn't hands-off by nature, though. Mid-term rentals need furnishing, good listings in the right places, careful guest screening, pricing that changes with the season, monthly leases and someone local to handle the details. That's what we do.

What Cozy Casas Does

For property providers, we handle the whole picture:

  • Furnishing and setup: designing and furnishing the home so it's ready on day one
  • Listings: getting the home in front of the right guests, on the right sites and through direct booking
  • Pricing: setting and adjusting rates with the market
  • Guests: screening, leases, check-in and communication from first message to move-out
  • Care: cleaning, maintenance and a local team that looks after the home like it's our own

For guests, we offer furnished homes with keyless check-in, Wi-Fi and a workspace, and a real person to call.
